Complete refurbishment and rebuild appeals to the media market

MCM were commissioned to carry out a full Cat A refurbishment back to shell and core of this 60,000 sq ft central London office building. The building was vacated by the previous tenants and the brief was to transform the building from its current dilapidated state, and reposition it to appeal to the Media market prevalent in the area.

The works included rebuilding the main core and toilets and completely remodelling the existing reception, to create a light open space. In addition the brief called for the inclusion of a raised floor in places where this was missing, while maintaining floor to ceiling heights, and maximising net lettable floor area.
By removing the existing screed we were able to achieve a standard raised floor with 80mm clear void, while still providing a 2600mm floor to ceiling clear height, as required by the letting agents.

By infilling part of the double height arcade at pavement level and rationalising the main core and the riser strategy, we managed to increase toilet provision to meet current BCO 2009 recommendations and provide an additional 6,000 sq ft of net lettable space.

The refurbishment was undertaken with the aim to achieve a BREEAM rating of very good, with an EPC B rating.
