Extensive building comparison and due diligence, resulting in a building that reflects Legal & General's brand values
Legal & General Investment Management
One Coleman Street, London
120,000 sq ft
MCM was initially appointed to audit Legal & General’s operations to establish their space requirements in preparation for their lease expiry. We reviewed a long list of buildings for suitability and undertook an extensive building comparison report on the shortlist, test fitting Legal & General’s brief against it, commenting on the specification and ultimately recommending the building that offered the maximum potential to achieve their critical workplace requirements and flexibility for the future.

MCM was retained by Legal & General to inform the agreement to lease, undertake the base build monitoring and due diligence and to provide blocking and stacking, test fits and detailed space plans for One Coleman Street. Once this exercise was completed, MCM continued to work with the full development team and client steering group for both the Cat A and Cat B design L&G now has a building that reflects their brand values; being both practical in its provision of internal usable spaces and attractive as a headquarters office.
The culture of the organisation adapted to the high quality accommodation, providing staff with improved facilities including informal working areas; an increased number of meeting rooms and better catering facilities. On the open plan working floors, clover leaf desking was introduced to allow utmost flexibility and ease of planning.

The café offers a flexible space that can be used for presentations, parties, informal client meetings, as well as eating and meeting with colleagues. The reception provides for an impressive arrival point and also links well with meeting and dining facilities for guests and visitors. These meeting rooms offer flexibility and are shared by different divisions within the firm.
